
STAGE 1 - SURVEYS
Condition Survey, Measured Building Survey or Topographical Survey
INITIAL DISCOVERY MEETING - This stage is to understand the clients’ requirements and to enable us to create a client brief. This will include everything on our client’s wish list as well as specific architectural features or design elements that we have discussed during this meeting. Here we focus on more how our clients would like to live in the property rather than discussing design options. Our fee proposal will then include the following stages:

Depending on the size and scope of the scheme, we will produce initial concept scheme designs or a more in-depth feasibility exercise to explore design options that meet the client’s brief. These will be presented in initial 2D plan layouts and evolving into initial 3D sketches to help visualise the proposed scheme.

This is where we build up accurate photorealistic imagery of the internal and external space including landscaping and/or local street scene to be able to visualise this in context of the surroundings.

Once the design is signed off, if planning is required, we would produce the relevant drawings and supporting documentation to submit the relevant application, closely monitoring the application until decision is achieved. If a planning consultant is required for a more complex scheme, we work closely with consultant and can provide this service.

Following planning approval, if required, we will move onto the Building Control Stage where we provide detailed drawings to obtain building control approval. At this stage, we will closely and alongside third-party consultants, such as structural engineers, to obtain the required building control approval to ensure the design is compliant with building regulations.

This is where we can provide an additional layer of detail to the mandatory building control drawings, to enable the drawings to form part of a tender package to go out to builders/contractors to provide a detailed quotation. These drawings can also be used for construction purposes.
Further stages may involve tender vetting and appointing as well as, contract administration and services to oversee the construction process, offering additional support to the clients and their construction team. This is offered on a selective basis.
